I've helped thousands of Florida homeowners move forward. As a founding member of the National Association for Housing Revitalization, I'm focused on expanding homeownership and strengthening home values in the communities I buy in. — Pete
Once the contract is signed, we advance you part of your equity. You do not wait until closing day to see anything.
Probate, title issues or heir paperwork, our attorney handles what’s needed to get you to closing, and we cover the cost! You’re always free to have your own attorney review everything.

Wholesalers sign your house under contract, then sell that contract to the real buyer for a fee — and if they can’t find one, the deal falls through. Pete is the real buyer.
No Fees, No Commissions, No Repairs, No Hassle. Just A Cash, Quick Close Offer To Buy Your House in 24 Hours!
That's genuinely all we need to start. No documents, no title search, no tidying up first.
Not a range and not an estimate. A written offer, and we close on it — we don't come back later asking for less. This is also where we can advance you part of your equity, or put our attorney on the probate and title work.
You pick the closing date, not us. Everything runs through a title company, nothing is deducted for fees or commissions, and what we agreed in writing is what you walk away with.
86% of Apollo Beach homes are owner-occupied; the rest are rented or sitting empty. On a canal lot the seawall and the dock are part of what is being sold, and an insurer or lender that balks at either can stop a sale that was otherwise ready to close. We'll buy it, whatever the issue.

Title problem
A cloud on title is any claim or defect in the records that stops a clean sale; a quiet title action is the lawsuit that clears it.
Fla. Stat. ch. 65
A deadline you did not choose, and a house that is not moving fast enough.
The house has to be sold and neither of you wants to manage it.
Managing a property from a thousand miles away is its own problem.

Reverse mortgage (HECM)
An FHA-insured reverse mortgage; the balance grows until the loan comes due.

Fla. Stat. § 45.031
With the court, in the foreclosure case itself — the Hillsborough County Clerk of Court holds the money until a judge orders it paid out. You do not need to hire anyone to make the claim, and the clerk can help you make it. Subordinate lienholders who have filed a claim are paid before the owner of record receives the remainder.
Fla. Stat. § 45.032

There is no lawsuit and no hearing, but all eight statutory conditions must be met — including that the occupants are not current or former tenants, are not immediate family members of the owner, and that no related litigation is pending. A wrongful removal exposes the owner to triple the fair market rent.
