Privacy Policy

This is a plain-English description of what we actually collect on this site, where it goes, and how to get rid of it. If anything here is unclear, email peter@investortrusteeservices.com and ask.
What you send us
Two forms on this site send us a message. Nothing else on the site collects anything about you.
The “sell my house” form (the Sell to Pete pages) asks for the property address, your relationship to the property, whether anyone is living there, your name, your email address, and — optionally — your phone number and any notes you want to add.
The inquiry form on our main site asks for your name, your organization, your email address, how you are reaching out to us, and your message.
Alongside whatever you type, we record the page you submitted from, the page that sent you there, the date and time, your browser's user-agent string, and the country our network reports for your connection. We do not store your IP address with your enquiry.
If you start the form and do not finish
On the “sell my house” pages, if you type a property address, move past the first step, and then leave without finishing, we still receive what you had entered — usually just the address. It arrives clearly marked as incomplete. We do this because a half-finished form is often someone who meant to call instead, and we would rather be able to follow up than lose it.
If you would prefer we did not keep it, email us and we will delete it. See “Seeing or deleting what we hold” below.
Where it goes, and who sees it
Your submission is stored in our own database on Cloudflare's network and emailed to us through Resend, an email delivery service. The email arrives in Pete's mailbox, which is Microsoft 365.
That is the whole list. No part of this site publishes your submission, and there is no address on this site that will return it — the stored records are readable only by us, from our own machine, with an administrative tool. We do not use a CRM, a lead marketplace, or a shared inbox.
An automated check scores each submission for signs of spam and labels it in the notification email. It never blocks, deletes, or hides anything you send; a person reads every enquiry.
What we use it for
To answer you, and to prepare an offer if that is what you asked for. That is the only reason we have it.
We do not sell, rent, or trade your personal information. We do not circulate what you send us to other buyers, brokers, wholesalers, or list vendors. We do not use your name, email address, phone number, or property address to build advertising audiences, and we do not upload them to any advertising platform.
Looking up the address you type
On the “sell my house” pages, when you enter a property address we check it against the United States Census Bureau's public address geocoder so we can confirm the property before you go any further. That means the address you type is sent to a US government service. It is a free public service: there is no account, and nothing identifying you is sent with it — just the address.
Analytics
We use Cloudflare Web Analytics to see which pages get read. It is cookieless: it sets nothing on your device, does not fingerprint you, and does not follow you to other websites. We get counts of page views and referrers, not profiles of people.
We do not use Google Analytics.
Cookies
This site sets one cookie, and only if you arrive from one of our
advertisements. It is called itsclk, it is first-party (readable only
by this site, never by anyone else), and it holds nothing but the advertising click
identifiers described in the next section. It expires after 90 days.
If you did not arrive from an advertisement, this site sets no cookies at all. You can delete the cookie at any time in your browser settings, and the forms work normally without it.
Advertising click identifiers
When you click one of our advertisements, the advertising platform adds a code to
the link — msclkid from Microsoft Advertising, or
gclid, gbraid or wbraid from Google Ads.
These say which advertisement was clicked. They do not contain your name, your email
address, or anything you typed.
We read that code from the web address, keep it in the itsclk cookie
for up to 90 days, and attach it to your enquiry if you send one. It tells us which
advertisement produced a real conversation, which is how we decide what to keep
paying for. We also record any utm_ tags in the link, which work the
same way.
Advertising measurement
Not active as of the effective date above. No Microsoft Advertising script, and no Google Ads script, is loaded anywhere on this site today. The only thing we do now is read and keep the click identifier described in “Advertising click identifiers” above, which happens entirely on our own site and loads nothing from anyone else. If that changes, this page changes with it.
When it is active, the conversion we report to Microsoft says only that an enquiry was submitted. We deliberately do not send the contents of the form. No name, no email address, no phone number, no property address — not in the clear and not hashed. We have not enabled “enhanced conversions” or any similar feature that would upload your details to an advertising platform, and doing so would require us to change this page first.
How long we keep it
We keep enquiries indefinitely, as a business record. A conversation about a property can restart a year later, and the earlier context matters when it does. We have not set an automatic deletion date, so we are telling you that plainly rather than quoting a period we do not actually enforce.
The itsclk cookie expires after 90 days.
Seeing or deleting what we hold
Email peter@investortrusteeservices.com and ask. You can ask us for a copy of what we hold about you, ask us to correct it, or ask us to delete it. Say which email address or property address you used so we can find the record.
We will do it, and we will reply to confirm when it is done. You do not need to give a reason, and asking costs you nothing. Please put it in writing by email rather than by telephone, so that both of us have a record of what was asked and when it was answered.
Security
The site is served only over an encrypted connection. Submissions travel encrypted, are stored on Cloudflare's network, and are emailed over authenticated, encrypted mail. Access to the stored records requires our own administrative credentials.
No system is perfect, and we are not going to claim otherwise. If you find a security problem with this site, the quickest route to us is our security contact.
Children
This site is for property owners, heirs, and people who work in the distressed property business. It is not directed at children, and we do not knowingly collect information from anyone under 18.
Changes to this policy
If we change what we collect or what we do with it, we change this page and move the effective date at the top. We are not going to quietly broaden it.
Who we are
Investor Trustee Services buys and resells single-family property for its own account. Sell to Pete is our brand for buying directly from homeowners; it is the same company, and this policy covers both.
